Drywall Installation, Repair, And Finishing In Kansas City

Drywall installation, repair, and finishing for commercial buildings across the Kansas City metro, from Luke Kush’s Painting.

Drywall is the layer everything else depends on. Framing gets covered, board goes up, joints get taped and finished, and only then does paint go on. Our scope covers commercial installation on new build-outs and remodels, board replacement where walls have been damaged, taping and finishing to a specified level, and the painting that follows.

Repair work starts with finding out why the board failed. A stained ceiling, a soft spot at a base, and cracking along a corner bead point to different problems, and the source gets addressed before new board goes up.

Tell us what the walls are doing and we will tell you what it takes to put them right.

Who We Work With

Sheetrock and drywall work: we do it.

What The Drywall Scope Covers On A Commercial Job

Installation covers hanging board on new or existing framing, cutting around penetrations, setting corner bead, and running the moisture-resistant or impact-rated board the drawings call for in wet or high-traffic areas.
Water-damaged board does not dry out and recover. It stays soft, sags, and holds the stain, so it gets cut out back to sound framing and replaced. Impact damage in corridors, dock areas, and stairwells is handled the same way.
Where the leak or the impact source is still active, that gets flagged and referred to the right trade first. Replacing board under a live leak wastes the work and your money.
Taping and finishing follow the industry finish-level system, Level 1 through Level 5. Level 1 is a fire-taped joint above a ceiling. Level 4 is the common finish under flat paint. Level 5 adds a skim coat over the whole surface.

(Fire Tape, Level 4, Level 5)

The specified level matters most under critical lighting. Wall washers, big windows, and glossy paint rake across a surface and reveal every joint, screw dimple, and trowel edge that a lower level leaves visible. In those rooms a Level 5 skim is cheaper than repainting a wall twice.

(Spray Texture, Knockdown, Orange Peel, Skip Trowel, Smooth Wall, Level 5)

Texture and skim work run off the same base. Whatever the finish, the surface needs primer before color goes on. Bare joint compound and paper face absorb paint at different rates, and skipping primer leaves flashing, joint bands, and an uneven sheen across the wall.

Sanding makes fine dust that travels. In occupied buildings we seal openings, cover returns, use vacuum-assisted sanding where the work allows, and clean daily so the space is usable the next morning.
The handoff between finishing and painting is where jobs go wrong, and we handle both, so there is no argument about who owns a defect. The finisher signs off under the same lighting the painter will work in. Anything that shows gets fixed before primer, not blamed on the coat that revealed it.

Who Does What: Inspection, Repair, Finishing, And Painting

Inspection identifies the cause and the extent. Repair addresses cracks, holes, and failed joints in board that is otherwise sound. Replacement removes board that is wet, crushed, or delaminated. Those are three different scopes and three different prices.

Finishing is the taping, coating, and sanding that brings the surface to the specified level. Painting is primer and topcoat over a surface that is already correct. Keeping those separate on the scope sheet is what keeps a punch list short.

Send drawings, a finish schedule, or photos of the damage, and we will come back with a scope and a number.
