Exterior Painting For Commercial And Industrial Property

Luke Kush’s Painting has repainted commercial and industrial exteriors around Kansas City since 1978.

An exterior repaint starts with a condition survey. We walk the elevations, look at coating adhesion, chalking, rust, cracked sealant, failed caulk joints, and any water getting behind the wall.

Substrate drives the specification. Masonry and concrete need breathable coatings and sound mortar joints. Stucco and EIFS need cracks and delamination addressed before any topcoat. Metal siding, doors, rails, and structural steel need rust removed to sound metal and a primer matched to the condition. Wood needs rot cut out, replaced, and sealed. One building often carries all four.

Commercial and industrial exteriors of every size

What Our Exterior Commercial Painting Work Involves

Prep on an exterior is mostly cleaning. Pressure washing removes chalk, dirt, mildew, and loose coating, and pressure gets dialed to the substrate so mortar, stucco, and older wood are not damaged. Where coatings are failing hard on steel, sandblasting takes the surface back.
Sealant work is what keeps a repaint from failing early. Old caulk at control joints, window perimeters, panel seams, and penetrations is cut out and replaced rather than painted over, and open cracks are filled so the coating is not asked to bridge a gap it cannot span.
Weather sets the calendar. Coatings have a minimum application temperature and a surface temperature range, and dew point matters as much as the forecast. Kansas City gives good spring and fall windows, summer heat that pushes work to mornings and shaded elevations, and winter stretches that close the job.
Access decides the bid as much as square footage. Boom and scissor lifts reach most one- to four-story elevations, ground-based staging covers tight courtyards and landscaping, and ladder work stays limited to short runs. Setback, soft ground, overhead power, and dock traffic all change what equipment can get in.
Exterior work happens over walkways, entrances, and parked cars. We stage with the property manager: which lot rows close on which days, where deliveries reroute, which doors stay open, and how pedestrian paths are barricaded and signed while spraying or washing is underway.

Our Exterior Painting Process, Step By Step

The first step is a documented survey of each elevation, with photos, moisture and adhesion checks where the coating looks suspect, and a written scope that separates repair from painting so nothing is priced twice or missed.
Next comes repair and cleaning. Cracks get routed and filled, failed sealant is replaced, rusted metal is taken back and primed, damaged stucco or wood is repaired, and the whole elevation is washed and left to dry to the moisture level the coating requires.
Inspection happens while the lift is still up. We check coverage, holidays, sealant joints, and cut lines elevation by elevation, because correcting a missed area is far cheaper before access equipment is released.
Coatings go on in the order the system requires: primer where bare or repaired, then finish coats at the specified thickness, with recoat windows respected so the film cures instead of skinning over soft material underneath.
Cleanup returns the property to normal use. Masking, barricades, and signage come down, overspray checks cover cars, glass, and paving, debris leaves the site, and we walk the building with your manager to close out a punch list.

Planning An Exterior Repaint In Kansas City

Commercial exterior pressure washing before repainting

Exterior coatings buy time; the prep underneath decides how much.

How long a repaint lasts depends on exposure, not the label. South and west elevations take the most sun and fail first, parapets and horizontal surfaces hold water, and metal near doors and docks takes impact. Plan on inspecting sealant and coating annually and budgeting for spot repair between full repaints.

If you are building next year’s capital plan or need a failing elevation addressed this season, send us the building address, the elevations in question, and any access limits. We will walk it and put numbers to the scope.

    Frequently Asked Questions

Commercial exterior work is mostly appearance and weather protection. Industrial exteriors add chemical, abrasion, or heat exposure, which changes the coating specified.
We schedule around temperature, dew point, and rain, and build float into the calendar for weather days we cannot control.
Yes. Exterior coatings rated for UV and moisture exposure are standard on our specifications, and south and west elevations fade first.
We coat masonry, concrete, stucco and EIFS, metal siding and steel, and wood, and each one gets prep matched to its condition.
It depends on substrate and exposure. We suggest annual inspection and repainting when the coating or sealant starts to fail.
