Commercial Painting For Offices, Retail, And Warehouses

Luke Kush’s Painting Corp. paints commercial buildings across the Kansas City metro, scheduled around your operating hours.

The company has painted commercial property in this market since 1978: office suites, retail centers, medical offices, schools, hotels, apartment buildings, and distribution space. Most of that work happens in buildings that stay open, so the plan matters as much as the coating.

A commercial repaint is a logistics job before it is a paint job. We walk the property, note substrate condition, and write a scope that says which areas get coated, in what order, and during which hours. Protection of floors, furniture, and equipment is priced in, not improvised on site.

Who We Work With

Offices, retail, warehouses & Etc…

What Working With Our Crews Actually Looks Like

Most commercial work here is repaint and maintenance work, not new construction. That means the building is running: tenants are at their desks, deliveries arrive, and the lobby has to look finished by Monday. Crews plan sequence, containment, and access around that, and price the labor it takes rather than assume an empty building.
Paint is often one line on a larger punch list. The same crews handle drywall repair, stucco and EIFS patching, caulking, wall covering, and epoxy floor coating, so a corridor refresh does not turn into four separate contractors and four separate schedules.
The company has worked in this metro since 1978, which mostly shows up as fewer surprises. Crews recognize the substrates in older commercial building stock, know which failures are cosmetic and which mean water is getting in, and say so before the bid is signed.
Crews work after hours and on holidays when that is what the building requires. For occupied floors the usual pattern is night work on common areas, weekend work in tenant suites, and a written sequence so nobody is surprised.
Crews wear company shirts in safety colors, so building staff and tenants can tell who belongs on the floor. Work areas get cleaned at the end of each shift, not just when the job closes out.

What Changes From One Property Type To The Next

The coating is rarely the hard part. Scheduling, dust control, odor, and how quickly a space has to go back into service change from an office floor to a sales floor to an exam room. Specification follows those constraints.
Office work usually runs at night or over a weekend. Crews mask workstations and cabling, keep egress clear, and hand the floor back ready for Monday morning.
Retail space gets painted around store hours, with fixtures and merchandise covered, sales floors reopened each morning, and finishes chosen to survive carts and hand traffic.
Restaurants and hotels get worked in closed hours or by section, with low-odor products where guests are nearby and kitchens cleared before service resumes.
Medical and dental offices need containment, controlled odor, and separation from patient areas. Crews coordinate with facility staff on access, infection control, and which rooms close.

How A Commercial Paint Project Gets Run

One point of contact runs the job from the walkthrough to the final punch list. Schedule, access badges, elevator time, and the daily start and stop are agreed in writing before the first crew arrives.
The site visit measures surfaces and records what is already there: chalking, peeling, failed caulk joints, drywall damage, prior coating types, and whatever will not accept a new coat. Prep follows from that record – washing, scraping, patching, priming bare spots – and it is the part that decides how long the finish lasts.
Product selection follows the surface and the room, not a house favorite. A high-traffic corridor, a warehouse deck, and a conference room take different sheens and different film builds. Crews confirm spread rate and coat count with you, then apply by brush, roller, or spray depending on access and overspray risk.
Work gets checked while it is still easy to fix. Crew leads look at coverage, cut lines, and hardware edges at the end of each shift, and anything that will show under building lighting gets recoated.
Closeout is a defined step, not a courtesy. Equipment, masking, and debris leave the site, floors and fixtures get wiped down, and furniture goes back where it started. Then we walk the space with you and build a punch list in writing, so what is left to fix is agreed rather than remembered differently later.

Interior And Exterior Work On The Same Building

Interior and exterior scopes are priced and sequenced separately because they fail for different reasons. Inside, the driver is wear and appearance. Outside, it is weather, sun exposure, and keeping water out of the wall.

Interior Painting Benefits Include:

  • Cleaner day-to-day workspace
  • Brand colors applied evenly
  • Drywall protected from wear
  • Brighter rooms without more fixtures
  • Low-odor finishes for occupied spaces
  • Fewer touch-up calls

Exterior Painting Benefits Include:

  • Curb appeal from the street
  • Sealed joints and trim
  • A barrier against wind-driven rain
  • Longer service life for exterior substrates
  • Fewer repairs at the next inspection
Surface prep, color review under the building's own lighting, and application method are decided together, so the finish holds up to the traffic that space actually gets.

Our Service Area

Our Service Area

The company works the Kansas City metro on both the Kansas and Missouri sides, including the suburban office and industrial corridors.

Service coverage is the Kansas City metro and the surrounding region rather than a national footprint.

Being local matters mostly for response time: a crew lead can stop by to look at a failed joint or an open punch item without a travel day.

What You Actually Get At The End Of The Job

Finished commercial community space after interior painting

A finished commercial job should be easy to hand to the next person. You get the color and product schedule used in each area, photos of the closeout condition, and a note on what was repaired versus what was only coated. That record is what makes the next repaint cycle cheaper to scope and easier to budget.

If you manage several properties, it helps to walk them once and rank the work: what has to happen this year, what can wait a season, and what is only cosmetic. That conversation costs nothing.

Call 913-888-0230 or send the building address and scope, and we will schedule a walkthrough and put numbers to it.

    Frequently Asked Questions

Offices, retail centers, restaurants, medical offices, schools, hotels, apartment buildings, warehouses, and mixed-use property are all commercial painting work.
Typically a site assessment, surface repair and cleaning, masking and containment, priming, two finish coats where the surface calls for it, daily cleanup, and a closeout walkthrough.
It depends on square footage, substrate condition, and how much of the building stays open. A walkthrough gives a real number; a phone estimate without one rarely holds.
Correct prep, a written scope, crews that can work nights and weekends, and a closeout process – which is what separates a repaint that lasts.
Square footage, surface condition and prep required, coat count, sheen, access and equipment, working hours, and how much protection the occupied areas need.
