Exterior walls age. Stucco cracks, sealant joints fail, masonry stains, and coatings chalk and fade. Luke Kush’s Painting repairs and recoats those surfaces so the building envelope sheds water again and looks maintained. That is surface work, not disaster response.
Restoration on this page means cosmetic and protective work: patching stucco and EIFS, cleaning and recoating masonry, cutting out and replacing failed caulk joints, renewing waterproof coatings, and repainting. Environmental remediation, water mitigation, structural engineering, and disaster response are separate licensed trades. We do not perform them and do not claim them.

Commercial Surface Restoration You Can Count On
Most of what gets called restoration on a commercial building is coating failure and joint failure, not damage from a single event.
We start by reading the wall: where water enters, where the coating has lost adhesion, where substrate movement has opened a joint. Repair follows the cause. Coating over a live crack buys a season, not a decade.
Stucco And EIFS Repair
Stucco and EIFS take most of the abuse on a Kansas City exterior. We cut back loose material to a sound edge, rebuild the damaged area in matching coats, let it cure, and then recoat so the patch reads as part of the wall instead of a scar.
Masonry Cleaning And Recoating
Brick, block, and concrete hold dirt, efflorescence, and old coatings that will not let a new system bond. We clean at the lowest pressure that does the job, let the wall dry, patch the spots that do not need a mason, and coat only after the surface reads dry.
Caulking And Waterproofing Renewal
Sealant has the shortest life of anything on the envelope. Joints at windows, panel seams, and control joints go hard, crack, and let water behind the finish. We cut the old material out, clean and prime the joint faces, set backer rod to the right depth, and tool fresh sealant so it moves with the building.
Our Surface Restoration Process
The work runs in four steps. Each one has a hold point, so nobody coats a wall that is still wet, still moving, or still dirty.
Survey And Scope
We walk the elevations, sound the stucco, check joints and flashing, note what another trade needs to fix first, and mark the scope on drawings.
Protection And Surface Prep
We mask and protect what stays, set containment for dust, remove loose coating and failed sealant, and wash the surface so the substrate is sound and clean.
Repair And Recoating
Our crews patch the substrate, rebuild texture to match, prime the repairs, and apply the finish coats at the spread rate the surface takes.
Final Cleanup And Inspection
We pull protection, clean the site, and walk the elevations with your manager against the scope list, marking touch-ups before the crew and equipment leave.
