Painting Contractors For The Kansas Side Of The Metro
Commercial and industrial painting on the Kansas side of the metro, run out of an Overland Park office.
The Kansas side of the metro is mostly newer building stock. Suburban office parks, flex and light-industrial buildings along I-35 and K-7, retail centers, and the corporate campuses in Johnson County make up much of it, and most were built with tilt-up concrete, metal panel, stucco, or EIFS rather than old brick.
Those substrates fail differently than masonry does. Sealant joints open up, EIFS takes impact damage at grade, metal panels chalk, and south and west elevations lose color faster than the rest of the building. The prep is different, so the inspection that comes before a bid is different too.
Our office is in Overland Park, so most Kansas-side addresses are a short drive. That matters for walk-throughs, for punch-list trips at the end, and for early starts when a crew has to be in and out before a building opens for the day.

Permits, Access And Scheduling On The Kansas Side
Permit and licensing requirements differ by city and by county across the metro, and a Kansas address does not follow the same rules as one on the Missouri side. We confirm what a specific address requires before scheduling.
Suburban sites give us room the older side of the metro does not. Lots take a lift, a dumpster, and a material trailer without a street closure, which keeps setup simpler. We still protect landscaping and glass, and we agree on a staging area and a single site contact before the first day.
Painting is not the whole scope. Stucco and EIFS repair, drywall, waterproofing and caulking, power washing and sandblasting, epoxy floors, wall covering, and office remodel work are handled by the same company, under one schedule.
Send the address, the square footage or a drawing set, and the hours the building operates. We will walk the site, note the repairs that have to come before coating, and return a written scope and a schedule that fits around your tenants.
